The basis for any successful roofing project is a well thought-out plan. That begins with a thorough examination of the site to determine the building/roofing needs. Once the plan is conceived, it’s the job of the Roofing Consultant to commit those thoughts and ideas to paper in such a way that there is no ambiguity about what the final roof application will be. Bid documents cover many aspects of the progress including, but not limited to:

Quality Assurance

Modern Roof Consulting employs seasoned professionals with life-long resumes in the field of roofing. Their job is to remain on-site while roof installation is in progress and perform constant checks on the installed work. The observer is there to determine whether the items called for in the Specifications and Drawings are actually being delivered and meet the criteria for acceptance and guarantee. As roofs are put together in layers, having someone on site as it's constructed is the only way to know for sure what’s under the completed membrane.

Case Studies

Before

The existing modified bitumen roof system was over 20 years old and had served its useful life. The existing roof needed to be removed and replaced with a new roof that needed to drain well, be fire-rated, code-compliant, energy-efficient, and have a long-term leak-free guarantee.

After

The Bid Package for this building stated that the roof would have a Class-A fire Rating, an R-30 insulation value, ¼” per foot slope, and carry a 30-year non-pro-rated, no-dollar limit, leak-free guarantee. The roof system is white for maximum reflectivity. The results are a durable roof system which will serve the building for decades to come.

Before

The existing panels were over 40 years old and had served their useful life. Problems included leakage, loss of color, lack of appropriate insulation and a generally poor appearance.

After

The Bid Package for this wall system included removal of the existing panels, installation of a vapor barrier to prevent moisture migration, an R-30 insulation system, and new color protected wall panels to match the surrounding building scape. The panels are guaranteed against leakage and color fade for 20 years.
